New To The UK, Not New To Credit

Mortgages With No UK Credit History

You may have a long, clean credit record in another country and still look like a blank page to UK credit reference agencies. For a mortgage that matters, because many lenders score you on UK data and some want two or three years of it. A few lenders now accept overseas credit reports or underwrite manually, and there are practical steps that build a UK file quickly.

Why no UK history causes problems

UK lenders credit score applicants using data from UK credit reference agencies. If you have recently arrived, there is little or nothing for them to score. That is not a negative mark; it is an absence of evidence, and automated systems often decline it anyway.

This is different from having adverse credit, and different again from a young UK resident who has never borrowed; our page on mortgages with no credit history covers that case. For new arrivals, the fix is usually a lender that can see your overseas history or will underwrite manually.

Address history is the second hurdle. Virgin Money requires a three-year consecutive UK address history for all applicants, and West Brom asks for three years on its foreign national range. If you arrived more recently, those lenders are out regardless of your income.

A strong income does not fix a thin file at a lender that scores automatically. Choosing a lender that can assess your history manually, or from overseas data, is what fixes it.

LenderHow it treats a short or missing UK credit history
Nottingham BSNo UK credit history required. Overseas credit files can be used through its partnership with cross-border bureau Nova Credit, covering countries including India, Australia, the US, Germany and Kenya. Up to 90% with sufficient UK or overseas credit data; where no credit source can be found, cases are manually underwritten to 75%
HSBCApplicants resident in the UK for less than 12 months must provide a credit report from their previous country of residence, alongside its foreign national income rules
SantanderApplicants in the UK under a year can be considered with income of £200,000 or more; from one year, £50,000 sole or £75,000 joint, up to 90% (announced June 2026)
HalifaxUnder a year in the UK: income of £75,000 sole or £100,000 joint, or a maximum of 75% LTV (announced November 2025)
Virgin MoneyThree-year consecutive UK address history required for all applicants
West Brom BSThree-year UK address history on its foreign national range

Lenders that do not publish a rule still score you on UK data, so a recent arrival is often declined automatically. That is why we place these cases deliberately rather than by trial and error.

Building a UK credit file quickly

Register to vote if you can. British, Irish and Commonwealth citizens with permission to be here can register, as can citizens of Denmark, Luxembourg, Poland, Portugal and Spain, and EU citizens who were living in the UK before 1 January 2021. Other nationals cannot, so lenders look for other evidence of your address.

Open a UK current account early and have your salary paid into it. Several months of UK bank statements are one of the first things a lender will ask for.

Put household bills in your name where you can, and pay them by direct debit.

Use a UK credit card lightly and clear it in full each month. A small, well-managed limit builds history without harming affordability.

Avoid lots of applications. Each hard search shows on your file. Speak to us before applying to several lenders.

Get your overseas credit report from your home country if one exists. Even where a lender cannot use it directly, it supports a manual underwrite.

Twelve months of a UK bank account, a credit card used lightly and bills in your name will usually move you onto a much wider lender list. If you cannot wait, start with a lender that accepts overseas data.

No UK Credit History: Frequently Asked Questions

Can I get a mortgage with no UK credit history?

Yes, at lenders that can use overseas credit data or underwrite manually. Nottingham Building Society requires no UK credit history and can use overseas credit files through Nova Credit, lending up to 90%, or 75% where no credit source is found.

Most lenders score applicants on UK credit data. With little or none, an automated system can decline you regardless of income. A lender that assesses manually is the answer.

Some can. Nottingham Building Society uses Nova Credit for countries including India, Australia, the US, Germany and Kenya. HSBC asks applicants in the UK less than 12 months for a credit report from their previous country.

Some lenders have no minimum, while Virgin Money and West Brom want a three-year UK address history. Santander and Halifax apply higher income thresholds under one year.

If you are British, Irish or a Commonwealth citizen with permission to be here, or from Denmark, Luxembourg, Poland, Portugal or Spain, or an EU citizen living here before 2021, yes. Other nationals cannot register.

Within months. A UK current account with your salary paid in, bills in your name and a credit card used lightly and cleared each month will start building history straight away.

No. Bad credit means missed payments or defaults on your file. No history means there is little data either way. They need different lenders.

It can. Each full application leaves a hard search on your file. Speak to us first so you apply once, to a lender likely to accept you.

Often 10% to 25%. Lenders that can see some credit data may go to 90%. Where none is available, 75% is a common limit.

Yes. A joint application with a partner who has an established UK credit file often makes the case easier to place.
