Whole of Market Means the Whole Market
Falcon Finance is a whole-of-market mortgage broker. We can recommend from the full range of lenders that work with mortgage brokers: high street banks, building societies, specialist and buy to let lenders, private banks, second charge and bridging lenders, commercial lenders and later life lenders. We are not tied to a panel, and no lender pays us to be put first.
The lists below show the lenders we approach most often and what each is known for. They are not every lender in the market. A small number of lenders only deal with customers directly, and if one of those suits you better, we will tell you.
The right lender is the one whose criteria fit your income, your property and your plans, not simply the lowest headline rate. That is why the same client can be a straightforward case for one lender and a decline for another. If you want to understand how the different types of lender work, our guide to specialist mortgage lenders explains it in more detail.
High street and building societies
Banks and mutuals for most purchases and remortgages, from first homes to buy to let.
Specialist and buy to let
For self-employed income, past credit problems, landlords, HMOs and unusual properties.
Private banks
For larger loans, high earners and complex wealth, with each case underwritten by a person.
Second charge and bridging
Raising money without remortgaging, and short-term finance while a sale or refurbishment completes.
Commercial and development
Business premises, investment property and finance to build or convert property.
Later life and equity release
Mortgages into and through retirement, and referrals for equity release.
High Street Banks
The large banks handle most UK mortgages. They suit clear, well-evidenced income and standard properties, and they often have the keenest rates for straightforward cases.

Specialist and Buy to Let Lenders
Specialist lenders deal with the cases the high street turns down or prices badly: recent self-employment, adverse credit, HMOs and multi-unit blocks, limited company landlords, foreign nationals and Sharia-compliant home finance. Many are buy to let specialists, which is why our buy to let mortgages advice draws on them heavily.

These lenders also handle many of the larger and more complex bridging cases.
Most commercial mortgages and development finance are not regulated by the Financial Conduct Authority.

Later Life and Equity Release
For borrowers in or near retirement, we arrange retirement interest-only mortgages and other later life mortgages. Lifetime mortgages, the most common form of equity release, need advice from a qualified equity release adviser, so where one could suit you, we refer you to one.
A lifetime mortgage is a loan secured against your home. Interest usually rolls up, so the amount you owe grows over time. It will reduce the value of your estate and may affect your entitlement to means-tested benefits. The Equity Release Council, the industry body, sets standards its members follow, including a no negative equity guarantee.

| Legal & General Home Finance | Lifetime mortgages, later life borrowing and equity release |
| Just | Lifetime mortgages and later life property wealth |
| Pure Retirement | Lifetime mortgages and specialist later life equity release |

Lender details checked October 2026 against each lender’s own broker information and the mortgage trade press. What each lender is known for is a guide to where it is strongest, not a promise that it will lend to you. Products and criteria change often, so we check the current position for your case before you apply.

Questions About Our Lenders
Do you have access to all mortgage lenders?
We are whole of market, so we can recommend from the full range of lenders that work with mortgage brokers, including high street banks, building societies, specialist lenders and private banks. A small number of lenders only deal with customers directly, and if one of those would suit you better, we will tell you.
Can you arrange a mortgage with a private bank?
Yes. Private banks such as Coutts, Investec, Arbuthnot Latham, C. Hoare & Co and Butterfield accept introductions from brokers. They usually lend larger amounts to high earners or wealthy clients, and each case is assessed by a person. We will tell you early on whether a private bank is realistic for you or whether a high street or specialist lender would serve you better.
Why use a broker instead of going to my own bank?
Your bank can only offer its own mortgages. A whole-of-market broker compares lenders across the market and matches your income, deposit and property to the lender whose criteria fit, which matters most when your income or property is not straightforward. Many lenders also offer products that are only available through brokers.
Do you arrange equity release?
We arrange retirement interest-only and other later life mortgages ourselves. Lifetime mortgages, the most common form of equity release, need advice from a qualified equity release adviser, so where one could suit you, we refer you to one.
Do lenders pay you?
When a mortgage completes, the lender usually pays us a fee. That payment does not change which lender we recommend, and any fee you pay us is agreed in writing before you go ahead. Our mortgage advice fees page sets out how we are paid.
Will you explain why you chose a particular lender?
Yes. Before you apply, we set out in writing why we are recommending that lender and product for you, including the costs and any features that matter for your plans, such as early repayment charges or the ability to move the mortgage.
Is this a complete list of lenders?
No. It shows the lenders we approach most often and what each is known for, checked in October 2026. Lenders launch, merge, change their criteria and occasionally stop lending, so we always check the current position for your case rather than relying on a list.
YOUR HOME OR PROPERTY MAY BE REPOSSESSED IF YOU DO NOT KEEP UP REPAYMENTS ON YOUR MORTGAGE.
