How Mortgage Brokers Get Paid
There are two sources, and most brokers use both.
The first is a procuration fee, paid by the lender when a mortgage completes. It is a percentage of the loan and it comes from the lender rather than from you. Every broker receives one, whether or not they also charge you.
The second is a client fee, paid by you. Some brokers charge nothing and rely on the lender’s payment alone. Others charge a fixed amount, and others a percentage of the loan.
You should expect any broker to tell you which of these apply to them before you commit to anything. If that is difficult to get a straight answer to, treat it as information in itself. You can also check any firm or adviser on the FCA Financial Services Register before you instruct them.

Our typical fee is £500 per application.
Our terms of business allow us to charge up to 2% of the loan amount. That is a maximum rather than a norm, and the great majority of cases are handled at the typical fee. Where a case would carry more than that, it is agreed with you in writing before any work begins.
We also receive a procuration fee from the lender when the mortgage completes. Your fee is confirmed to you in writing, as a figure in pounds, before you are asked to proceed. You will never be asked to agree to a percentage without being shown the amount it represents. That is part of what the Consumer Duty requires of us, and it is how we would want it done regardless.

Whatever you are trying to do, the fee is quoted before any work begins. Most of our cases are first-time buyers, remortgages, home movers and buy-to-let, though we also handle specialist cases and adverse credit, where the work involved is usually greater.
When It Is Payable
The fee is payable on application — at the point your case is submitted to the lender, rather than on completion.
It is non-refundable. If the lender declines the application, if the valuation comes back short, if the purchase falls through, or if you decide not to proceed after submission, the fee is not returned.
We are stating that plainly rather than in a footnote, because it is the most important thing to understand before you instruct us, and because you should know it while you are still deciding rather than afterwards.

How much does a mortgage broker cost?

Do I pay the fee even if my mortgage is declined?
Yes. The fee is payable on application and is non-refundable, so it is not returned if the lender declines, if the valuation comes back short, or if the purchase falls through. That is why we set it out plainly on this page rather than in the small print.
What is a procuration fee?
It is the payment a lender makes to a broker when a mortgage completes, calculated as a percentage of the loan. It comes from the lender, not from you, and every broker receives one. A broker advertising itself as fee-free is still being paid, just not by you directly.
Is a fee-charging broker better than a fee-free one?
Not automatically. A fee-free broker may have a narrower lender panel, or may rely on volume rather than time spent on a case. What matters is whether the advice is whole-of-market and how much work a case genuinely needs. Ask what the fee buys, and compare that rather than the fee alone.
