What do lenders check on a London leasehold flat?
The remaining lease term first, because most lenders want a meaningful number of years left after the mortgage ends. Then ground rent and service charges, the proportion of privately owned flats in the block, whether the flat sits above or near commercial premises, and the building’s construction and safety documentation. Any one of those can move a case from straightforward to specialist, so it is worth establishing them early.
Does cladding or an EWS1 form still cause problems?
Less than it did, but it has not gone away. Lenders now take a more proportionate view on buildings within the government remediation schemes, and many will lend where the paperwork is in order. Where documentation is missing or the building is outside those schemes, the panel narrows sharply. Getting the position confirmed by the managing agent before an offer is made saves considerable time.
Can I buy in London with a five per cent deposit?
Yes, products exist at ninety-five per cent loan to value, but in London the constraint is usually affordability rather than the deposit. On typical London prices, income multiples bite before the deposit does. Some lenders will stretch to five or six times income for particular professions or higher earners, which often makes more difference than finding a marginally cheaper rate.
Are ex-local-authority flats harder to mortgage?
They are perfectly mortgageable, but criteria vary more than on most property types. Some lenders apply limits on the number of storeys, deck access or the proportion of the block still in council ownership. Others have no such restrictions at all. This is a case where knowing which lender to approach first matters more than the headline rate.
Is shared ownership worth considering in London?
For many buyers it is the difference between buying and not buying. The mortgage is smaller and the deposit is calculated on your share rather than the full value, but you also pay rent on the remainder, and lenders assess the rent and service charge as commitments. The total monthly cost is what matters, and it is not always lower than a conventional purchase.
Do London prices falling change whether I should buy?
It changes your negotiating position more than it changes the decision. A softer market gives you room to negotiate, but affordability testing is unchanged, so the question is still whether the payment is comfortable with room to spare. Waiting is not free either, because cheaper mortgages tend to bring buyers back and support prices.
