Where Kent’s new homes are being built

Kent County Council’s housing audit counted 7,660 net additional homes across the Kent districts in 2024 to 2025. Canterbury added 1,232, Thanet 848 and Dartford 817, while Medway, counted separately, added 634. Under the government’s December 2024 standard method, the Kent districts need about 11,928 homes a year, so building is set to rise. Three schemes dominate the pipeline.

Ebbsfleet Garden City

Its 5,000th home was completed in December 2025, out of up to 15,000 planned. Many phases are sold by different housebuilders at the same time, which gives a valuer more comparable sales than a single-developer site.

Chilmington Green, Ashford

Up to 5,750 homes. Homes here are bound by a rentcharge deed that lets the community management organisation collect an estate charge, capped and linked to RPI. The deed was amended to meet major lenders’ requirements, but your solicitor and lender will both want to see it.

Otterpool Park, Folkestone and Hythe

An application for 8,500 homes, within a masterplan for up to 10,000, was resolved for approval in April 2023 subject to a legal agreement. Homes England and the council are now working together on an updated application, so there is no date yet for the first homes.

What a new build costs against existing homes

New build prices are only published by region, and they lag the main index by two months. In June 2026 the average new build in the South East cost £469,628 against £375,116 for an existing home, a premium of about 25%. New build prices fell 1.2% over the year while existing homes were broadly flat. The Kent average across all property was £345,200 in August 2026.

Prices: UK House Price Index, August 2026, published 21 October 2026 (new build figures for June 2026, South East region). The premium is our calculation.

A premium is normal, but it matters for the mortgage because the lender lends on the valuation, not the price. If the valuer sees the home as worth less than you are paying, the difference comes from your pocket. Our guide to new build down-valuations explains what happens next.

Developer incentives, such as paid stamp duty or a contribution to your deposit, are declared to the lender and usually capped, often at 5% of the price. Anything above the cap is normally deducted before the loan is worked out. Our guide to the 5% incentive rule has worked examples.

Timing, warranties and charges on Kent sites

Most mortgage offers last about six months, and on a large phase the build can take longer. If your completion date is uncertain, we choose a lender whose offer can be extended or which offers longer validity on new builds. See our guide to offer expiry on new builds.

Lenders also want a recognised ten-year warranty, such as NHBC, LABC or Premier Guarantee, and a clear picture of any estate charges. On garden town sites like Chilmington Green those charges are part of what you are buying, so we check that the lender accepts the arrangement before you pay a reservation fee.

As a foreign national looking to purchase an investment property in the UK, I was finding it difficult to secure a buy-to-let mortgage due to my circumstances. Falcon Finance were fantastic from start to finish. They understood the challenges involved with obtaining a mortgage as a foreign national and helped me find a suitable lender when other options seemed limited. The whole process was handled professionally, with excellent communication and clear guidance throughout. What initially seemed like a complicated situation was made much easier. I would highly recommend Falcon Finance to anyone looking for a buy-to-let mortgage, particularly foreign nationals investing in UK property. Excellent service and very knowledgeable!

We honestly thought getting our first mortgage would be impossible because of previous CCJs and defaults on our credit reports. After speaking with Falcon Finance, we finally felt like someone understood our situation rather than just judging us on our credit history. The team took the time to go through everything, explained our options clearly and helped us find a specialist lender who could consider our circumstances. They were professional, patient and kept us updated throughout the process. What initially seemed impossible suddenly felt achievable. We couldn’t recommend Falcon Finance enough, especially to anyone who’s been turned away by high street banks or has had credit problems in the past. Thank you so much for all your help!

New Build Mortgages in Kent: Frequently Asked Questions

Which are the biggest new build schemes in Kent?

Ebbsfleet Garden City, with up to 15,000 homes and more than 5,000 built by December 2025, Chilmington Green in Ashford, with up to 5,750, and Otterpool Park near Folkestone, planned for up to 10,000 but not yet started.

Yes. Mainstream lenders lend there. The rentcharge deed that funds the estate’s management body was amended to meet major lenders’ requirements, but each lender and your solicitor will review it, so we check before you reserve.

The lender lends on the lower of the price and the valuation, so you would need to cover the gap, renegotiate with the developer or find a lender whose valuer sees it differently. On multi-builder sites like Ebbsfleet there are usually more comparable sales to support the price.

Usually around six months, though some lenders offer longer on new builds or will extend. If your completion date is likely to slip, we choose the lender with that in mind.

Kent County Council counted 7,660 net additional homes across the Kent districts in 2024 to 2025, against a government housing need figure of about 11,928 a year.
