What property costs in Maidstone
There are two averages in circulation here and they point in opposite directions from the usual pattern, so label them carefully. Maidstone borough averages £352,000 (ONS, May 2026), up 0.4% on May 2025, with detached houses at £611,000, semi-detached at £378,000, terraced at £294,000 and flats at £181,000, down 3.1%. Maidstone town averages £382,471 over the last 12 months (Rightmove), with detached at £600,702, semi-detached at £403,920 and terraced at £301,384. The borough figure is the lower of the two, so quoting it as the town price will understate what you need.
The town figure has been broadly flat. Rightmove has it similar to the previous year and similar to the 2022 peak of £380,741, which means values here have essentially held their level rather than climbed or fallen away. For a buyer that makes valuations more predictable than in markets that have moved sharply. For an owner remortgaging it means the equity position is likely to be close to where you last left it, though the flat sector is the exception, with borough flats down 3.1% in the year to May 2026.
Maidstone has a population of 109,490 (2021 census) and has grown by absorbing what were separate settlements — Allington, Barming, Bearsted, Penenden Heath, Sandling, Tovil and Weavering Street — alongside postwar and later estates at Grove Green, Harbourland, Ringlestone, Roseacre, Shepway, Senacre and Vinters Park. Kentish ragstone is the characteristic local building stone, and oast houses and converted farm buildings are common in the surrounding villages. What Lenders Ask About in Maidstone
Flood risk is the defining local underwriting issue. The Environment Agency’s flood warning area is described as “River Medway at Maidstone, including Tovil, Allington, Allington Marina and Aylesford”, and the Christmas 2013 floods severely affected the town centre, Tovil and Yalding. That history is why riverside town-centre flats and property in Tovil and Allington attract questions the moment a lender sees the address. Expect the conveyancer’s environmental search to include a flood report, expect the lender to ask whether buildings insurance is available and at what excess, and expect the valuer to comment on flood exposure. A lender will not release funds without insurance in place, so the practical order of work is to test insurance availability early rather than after the offer is issued.
Flood Re is the mechanism that usually solves the insurance side, and it is worth understanding what it does and does not cover. It is a reinsurance scheme that lets insurers offer affordable flood cover on eligible homes, but properties built after 1 January 2009 are excluded, and it applies to residential buildings and contents rather than to buy-to-let in the usual way or to blocks of flats in every configuration. That last point matters here, because a good deal of the flood-exposed stock in the town centre is flats in blocks. Where Flood Re does not apply, cover can still be arranged in the specialist market, but the premium and excess will feed into affordability, and a very high flood excess can itself prompt lender questions. If flood defences or property-level resilience measures are in place, evidence of them helps the case.
The second issue is planning control. Maidstone has 41 conservation areas, and those within the town include All Saints Church, Ashford Road, Chillington House, Holy Trinity Church, the Town Centre and Rocky Hill. Several carry Article 4 Directions, which remove permitted development rights so that external alterations need consent — windows, doors, roof coverings, render, cladding, satellite dishes and boundary walls can all fall within the direction depending on the area. An Overarching Management Plan for the conservation areas was adopted in November 2024. Two things follow for a mortgage application. If you are buying with a renovation in mind, confirm what is actually permitted before you fix your budget, because an unconsented alteration is a defect on title that surfaces at conveyancing rather than at valuation. And if you are borrowing further against improvements you intend to make, the lender’s valuation will reflect what can lawfully be done, not what you hope to do.
Getting to London
Maidstone East runs to London Victoria in a fastest time of 1 hour 3 minutes with Southeastern. That is over an hour before you have left the house or reached your desk, and it is the honest position: Maidstone is a slower commute than the north Kent towns. There are three stations — Maidstone East, Maidstone West and Maidstone Barracks — and Maidstone West has two peak-hour high speed services a day in each direction to and from London St Pancras, which is a limited service rather than a full one.
The absence of a full high-speed service is a long-standing local issue, and it is a direct part of why Maidstone is cheaper than the HS1-served towns in north Kent. That is a trade many buyers make deliberately, and it is reasonable, because Maidstone is a self-contained employment centre in its own right — Kent County Council’s headquarters, Maidstone Borough Council, Maidstone Hospital, the courts and a large retail sector are all here. If you do commute, remember that season ticket costs and station parking count as committed expenditure in the affordability assessment, so include them in your figures before you agree an offer.

The towns on HS1 command a premium for the faster journey. Maidstone’s own employment base as the county town is part of what supports demand instead.
Will the Local Plan allocations affect prices?
The Local Plan Review was adopted on 20 March 2024, covering 2021 to 2038 and extended to 2039, with a minimum of 19,669 homes and the annual requirement raised from 883 to 1,157, a 31% increase. Allocations include Lidsing garden village at 2,000 homes, Heathlands at Lenham Heath at 5,000 homes with its own railway station required by the inspector, and up to 1,300 homes at Invicta Park Barracks.
